Investment Management

STAM’s 20-year presence in the French market coupled with the deep personal network of its leadership team, provide the firm with unparalleled sourcing capabilities.

STAM’s role also includes the underwriting and definition of the business plan for each investment including the exit strategy, the coordination and execution of the due diligence and the preparation and negotiation of the transaction closing.

In addition, STAM has developed a strong expertise in the structuring of debt financing and has established long term relationships with the major European banks and alternative financing groups. STAM handles the sourcing of new financing and the negotiation of reasonable spreads for its clients.

STAM Europe is fully versed on legal and tax structuring for real estate investments and in the management of the SPVs holding the assets.

Asset Management

STAM executes and monitors the business plan defined for each property, including the implementation of value creation strategies, the coordination and supervision of property and facility managers, risk monitoring, the supervision of developments or redevelopments, energy audits and the implementation and obtaining of green certifications. In certain instances, STAM will also handle the property management responsibilities on investments where it is deemed accretive to the value enhancement process.

STAM’s expertise covers a wide range of value creation strategies aimed at enhancing and securing cash flows.

In the office sector, STAM has developed a strong track record in the restructuring and repositioning of assets, the lease-up of vacant space and re-gearing of existing leases. The firm also brings a solid know-how in ground-up developments and in the break-up sale of offices by floor plate.

STAM is a major actor in the logistics sector with approximately 1 million square meters of assets under management as of the end of 2018. Strategies implemented in this sector include the purchase of fully let assets generating high cash-on-cash yields from day one, the repositioning and lease-up of under managed assets and the development of new platforms with or without pre-identified tenants.

In residential and retail, STAM has successfully managed the fractional sale of apartment buildings and the repositioning of retail assets.

STAM Europe manages discretionary and non-discretionary closed-end and open-end real estate investment funds.

The SPPPICAV Madeleine, an open-ended core/core+ fund, was established in 2017 on behalf of German institutional investors. It is fully invested, mainly in office assets in Paris and the Paris region, and generates a stable and/or increasing rental income.

The objective of the SPPPICAV Opéra, an open-ended core fund, is to invest in existing rented housing in Paris and the Paris region. The Opéra fund is pursuing its strategy of investing in quality residential buildings located in sought-after areas. It will remain open to new subscriptions from a limited number of institutional investors during 2021.

STAM France Investment Managers (STAM FIM) is a portfolio management company incorporated in 2008 and registered under the French Financial Market Authority (AMF) under number GP – 08000012 to manage real estate collective investment vehicles (OPPCI).

STAM FIM is a licensed French AIFM under the AIFM Directive.

The company sets-up and manages OPPCI vehicles on behalf of institutional investors.

The management of OPPCIs is regulated by the AMF and requires external controls (custodian, external appraisers) and regular reporting.

OPPCIs are exempt from French corporate income tax and subject to distribution requirements; at least 85% of net recurring income and 50% of net capital gains.
